A properly installed, fully-adhered TPO roof system in Louisiana's climate typically lasts 20–30 years. The biggest factors are membrane thickness (60-mil minimum on commercial), proper edge fastening for hurricane uplift, and annual inspections to catch small issues before they become tear-offs. We back our commercial installs with manufacturer NDL warranties up to 30 years.
TPO and PVC are both single-ply membranes. TPO is more cost-effective and highly reflective (great for cooling bills). PVC handles chemical and grease exposure better — preferred for restaurants, manufacturing, and labs. Modified bitumen is a multi-ply asphalt-based system that's more puncture-resistant and forgiving on rough decks.
